The following letter will be sent to all homeowners - Proposed Amendment ************************************************************************* To: Villas of Hollytree Owners From: Property Manager/Board of Directors Date: April 29, 2024 Subject: Proposed Amendment to DECLARATIONS OF COVENANTS, CONDITIONS & RESTRICTIONS FOR THE VILLAS OF HOLLYTREE HOMEOWNERS ASSOCIATION, INC. Several Villas of Hollytree Owners have requested that the Board implement a no leasing policy. After reviewing Texas HOA Law it has been determined that an HOA cannot prevent all leasing, however they may implement a use restriction. To that end an Amendment has been drafted and requires a vote by homeowners. The Amendment would restrict leasing to 10% of the dwellings (Townhomes and Garden Homes) and must be occupied by the homeowner for at least 12 consecutive months. A meeting will be scheduled for Monday April 29, 2024 at 6 PM in the Clubhouse to allow discussion and a vote. Please make arrangements to attend or request a Proxy vote. Villas of Hollytree – NUTRIA TRAPPING DELAY The trapper we had lined up has had to decline due to personal circumstances and we are continuing to look for other options with Hollytree Country Club to control the nutria population in the lake.
Villas of Hollytree – NUTRIA TRAPPING NOTICE In an effort to stop erosion and damage caused by Nutria, on the edge of the lake behind the Clubhouse and Townhomes, trapping is planned later this week. This is a joint effort with Hollytree Country Club. We anticipate there will be about twenty to thirty baited traps set for a fourteen day trapping operation. In addition to the traps, wire, wood stakes, and possibly metal stakes, there could be other materials at this location. During the trapping operation, please ensure your pets and small children remain away from this area.

The Clubhouse documentation has been revised. The main revision was to take into account that the second office space has been remodeled to accommodate shelves for storing Christmas decorations plus Clubhouse supplies and will no longer be used to store cushions. The room will be locked for safe storage of the decorations and supplies.

Notice - The French door and the sliding doors which exit the Clubhouse to the Pool area have been rekeyed to use the same key as the front entry to the Clubhouse. Please take your key with you to the pool area to have in case the door accidentally locks. This has been done as several Residents have been locked inside the Pool area.
Please bear with our landscape provider as they are currently behind on some of our lawn services. Quality Lawn Care, as well as all landscaping companies are experiencing issues. The winter freeze which caused additional work as well as all the recent rain has caused delays. Also, it is currently difficult to obtain and retain workers due to the stimulus check situation which has impacted most businesses.

The Memorial day (5.31.21) cookout at the Villas Clubhouse was a BIG success! Thank you Eric Williams for sponsoring the event and thank you to our Social Committee and volunteers. Julie Duren, Carol Wiertz and Connie Crippen organized and planned the event. Anita Moncrief , Dana Clark, Rhoda Micale, Judi Phillips, Vicki Griffith and Sherry Schindler assisted. A big "thank you" to Residents for their recent assistance with Landscaping. Mark Faulkner and son Grant along with Marcus Wohl and Steve Phillips raked, pulled weeds and planted grass seed in several common areas in our neighborhood. Also, the Faulkner's son Matt and Jim Blair dug up dead plants which were damaged by the winter storm. Job well done!

Update Archive 2020:
There have been a couple of dangerous incidents at the Main Gate recently involving trailers. One vehicle crossed over into the oncoming lane while exiting the main gate. If you can identify this vehicle from the video, please report to the Board of Director Secretary, Johnny Crippen. (Video) In another incident, the trailer hit the gate causing damage to the gate and the trailer breaking out the trailer taillight. The incident was reported to the vehicle owner and the gate has been repaired. (Video) We wanted to take this opportunity to remind everyone that if you engage services requiring the entry of large vehicles or with trailers, that they should use the Construction Gate. Details on use of the Construction Gate are provided on our website landing page under "Documentation" below.
Thank You Marc Wohl for coordinating the repair of streetlights on 11/6/20. We now have LED lights that will save on electricity.

Beginning November 11th and every other Wednesday in 2020, Quality Lawn Care will begin the landscaping activities for The Villas of Hollytree. A tour of the property is scheduled for November 5th or 6th by our Property Manager, Landscape Chairman and Quality Lawn Care so be aware there may be workers in the area. U P D A T E S - Salcido Lawn did a chinch big test today, 8.7.20 and it was negative for chinch bugs. They said the bulk of the brown spots are from weeds that were sprayed, dying off. They are doing an additional fertilization will help to green that back up and feed it some good nutrients.

We are all saddened to learn that our friend and neighbor Duane Griffith has passed. A graveside service is planned for Carlsbad, NM on Saturday the 14th. The celebration of Duane’s life that was slated for Saturday March 21, has been cancelled.
